Island Place

For a garden-style condominium community in Tampa, aging landscape islands had become a liability. Tree roots had lifted adjacent pavement, several oversized islands were eating into parking and making vehicles hard to maneuver, and the plantings no longer matched the community's refreshed building colors. Island Place set out to modernize the entire community's landscape, improving function, safety, and appearance, building by building.

Rather than redesign every island from scratch, we developed a system of adaptable landscape templates. Each responds to the community's real conditions: narrow or wide islands, short or long finger islands, varying sun and shade, with plant selections tailored to each. The approach delivers a consistent, cohesive look across the whole community while keeping long-term performance and maintenance in mind.

The design also refines the hardscape itself: selectively reducing island widths, shortening finger islands where appropriate, and widening stairway entries to improve circulation, access, and site efficiency while relieving the root pressure that had cracked and lifted pavement.

At the ends of each building, larger planting beds were evaluated for selective enhancement, preserving healthy existing plants where practical and supplementing with new material to strengthen color, composition, and continuity.

The result is an attractive, efficient, and maintainable landscape system that modernizes the community's appearance while improving usability, circulation, and curb appeal for every resident.
